Once financing is secure Alon Las Vegas will be built on the land once occupied by the New Frontier across the street from Wynn Las Vegas and next to the Fashion Show Mall.
Alon is being developed by James Packer and Andrew Pascal who most recently helped open SLS Las Vegas. Pascal knows the luxury gambling market in Las Vegas as he previously worked closely with Steve Wynn at Wynn Las Vegas. One of the missions of Alon is to bring a new level of luxury to Las Vegas.
Alon hasn’t released specifics about the property but they’ve quietly submitted plans with Clark County on what they’d like to create. Here’s a nonspecific look at what will hopefully become the next luxury casino-hotel to open in Las Vegas.
Boutique Experience
Alon is planning to be a boutique luxury property with a more personal experience than nearby larger casino-resorts. Boutique is relative when you’re in Las Vegas. Boutique hotels generally have 100 rooms or less when you’re outside of Las Vegas. However, when you’re looking at hotels like Alon’s soon-to-be neighbors with massive hotels (Wynn and Encore have 4,750 rooms and The Venetian and The Palazzo have 7,117 rooms) you can consider 1,100 in two towers to be somewhat exclusive. Those are just two luxury hotels and four towers in Las Vegas. And they’re located across the street from the site planned for Alon.
Two Hotel Towers and More
The hotel at Alon will seem modest in comparison to its neighbors. They plan on having two smallish hotel towers and 1,100 total rooms. The majority of guests will stay in the 900 room Resort Tower which is a modest 26 stories. Big spenders will stay in the smaller 188 room VIP Tower which checks in at only 17 stories. The really big spenders will stay in one of the 6 bungalows or 6 maisonettes (suites).
Alon is planning that a swimming pool and man-made lake will be located in between the two hotel towers. There will be an additional pool for VIP guests if they prefer a little bit of privacy.
The Very Small Casino
Last week’s edition of Sunday News touched on the small casino floor at the property.
The actual casino is set to occupy less than 30,000 square feet of floor space. This would make the Alon casino one of the smallest casinos on the Vegas Strip. The 27,776 square foot casino would be similar to size as Four Queens and Hooters and almost double the size of The Cromwell. Furthermore, Alon’s casino will be much smaller than nearby casinos across the street at Wynn and Encore. The casino floor at Wynn is more than four times the size while Encore is more than twice the size. The casino will be so small that sports bettors should not expect a sports book when Alon opens.
Public Space & Nightlife
Alon will have 340,586 square feet of public space. The 27,776 square foot casino is considered part of the public space. Convention facilities will occupy 84,808 square feet. This is rather large as it will occupy a little more than three times the space of the casino. The rest of the resort space will include a ballroom, separate showroom, multiple bars, restaurants, retail areas and a nightclub. Details on this will be revealed once construction begins.
Nightlife should be big business when Alon opens. Jesse Waits who ran one of the biggest nightclubs in Las Vegas, XS at Wynn, was signed on to oversee nightlife at Alon last year. We’ll see if he’ll still be around when the project is complete.
Retail On The Vegas Strip
A plaza area at the front of Alon will be located on the Vegas Strip. Retail buildings with shops will be accessible from the Vegas Strip. These retail shops and some landscaping will separate the plaza area from the sidewalk. Once again, details on the retail outlets won’t be revealed until construction is underway. Expect more high-end outlets to compete with Wynn’s new shopping plaza across the street.
Greenery
Alon is planning on having something called an event lawn. This area will be used to hold special events and activities such as receptions, dinners, and other forms of entertainment such as concerts or speaking events.
Luxury hotels like Wynn, The Venetian and Cosmopolitan often have the highest ADR’s (Average Daily hotel room Rate) and occupancy rates in Las Vegas. There’s definitely demand for luxury in Las Vegas. With that being said there might very well be demand for another 1,100 beautiful hotel rooms with top notch service.
